Start of the Nexum Group – an Integrated Residential Property Developer in Germany's Top-7 Cities

Munich, August 19, 2026 – Nexum Group AG, a fast-growing residential real estate developer, has been entered in the commercial register. The company was formed through the strategic realignment and further development of the former Creditshelf AG. In June 2026, First Capital AG acquired a majority stake in the company. At a shareholders’ meeting, in particular, the decision was made to change the company’s name to Nexum Group AG, the scope of business was amended in the articles of incorporation, and a new supervisory board was elected.

Residential Real Estate in Germany’s Top-7 Cities
Nexum pursues a new approach to the rapid execution of residential real estate projects in prime locations. To this end, the company primarily acquires residential development projects in Germany’s top-7 cities for which a building permit has already been granted or is expected in the near term. Technology- and data-driven processes support the analysis, prioritization and evaluation of potential projects and enable significantly greater speed in screening and executing opportunities. Nexum currently has a qualified deal pipeline with a total development volume of more than EUR 1 billion. Several of these projects are close to completion.

Experienced Management Team with Strong Transaction Expertise
The Management Board and Supervisory Board combine experience from real estate, M&A and capital markets transactions with an aggregate value of more than EUR 30 billion. As CEO, Philipp von Erffa leads the Management Board team. He has held senior positions in the real estate industry for more than 13 years, has advised on real estate transactions with a total value of more than EUR 20 billion, and at Nexum is responsible for the investment strategy, transaction pipeline and the scaling of the business model. Sebastian Holl is Chief Financial Officer (CFO) and is responsible for the company’s finance function, financing, and capital markets strategy. He has 30 years of experience in various roles within the finance and capital markets industry. Claudia Vucak serves as Chief People & Legal Officer (CPLO) and is responsible for organizational development, people & culture, legal, as well as compliance and governance.

The Supervisory Board brings proven expertise in private equity, investment banking, governance and capital markets infrastructure. Its members are Dr. Johannes von Bismarck (Chairman), Dr. Annedore Streyl, and Marquard von Pfetten-Arnbach.

About Nexum Group AG
Nexum Group AG is a fast-growing residential real estate project developer headquartered in Munich. The company acquires residential development projects in Germany’s top-7 cities that already have building permits or are eligible for approval in the near term, carries out these projects through established general contractors, and manages marketing through its own and partner sales networks. This eliminates significant development risks. Project durations are typically shortened to 15 to 30 months, while capital tied up is reduced and planning certainty is high.

Nexum defines a new category of project developers: Unlike traditional project developers, its business model is designed for rapid implementation, capital turnover, and scalability, and is supported by data-driven systems. The Nexum Group’s current deal pipeline comprises a development volume of over one billion euros.
